 | Single-Family Use: Parcels are restricted to single-family
use only. |
 | Splits/Divisions: The Parcels (except
the remainder of the parent parcel & future development areas)
cannot be further split or divided. |
 | Developer Approval: Developer is to have final
approval of design, color, size, and the placement of homes,
garages, and accessory buildings. |
 | Separation/Privacy Between Homes: An effort will be made to
provide ample separation & privacy screening between homes using
existing trees and dunes. |
 | Location of Dwellings/Buildings: The placement of
dwellings/buildings is subject to developer approval and will attempt to
take into consideration the views from existing & future dwellings. |
 | Minimum Size: Developer to approve minimum and maximum size
of homes on a case-by-case basis. There are simply too many unique
designs, levels, floorplans, and variations to set an absolute minimum
size. The following can be used as a general guideline:
One-Story : 1500sqft
1.5-Story : 1600sqft
Two-Story : 1800sqft
Split-Levels : 1600sqft |
 | Architectural Design: Each house is to have
charm/architectural design/interest (ex: Multiple roof lines, gables,
dormers, flower boxes, shake/shingle in peaks, etc.) |
 | Quality/Materials: Each house is to be built using good
quality materials & workmanship and to have quality siding and
architectural-grade shingles. |
 | Factory-Built Homes: No manufactured or modular homes
shall be allowed. |
 | Garages/Accessory Buildings: Buildings are to be limited
in size and approved by the developer, with the exterior siding &
roofing to be same quality & color as dwelling and to have
charm/architectural design/interest (ex: Multiple roof lines, gables,
dormers, windows, etc.) |
 | Permitted Lake Uses: Small boats (such as row boats, canoes,
kayaks, sail boats); Fishing; Swimming. No gas-powered motors (quiet
electric motors are allowed). |
 | Docks: Dock
placement, size, materials to be approved by developer (no platforms).
Docks shall be limited in size. |
 | Landscaping: No traditional lawns/grass. Minimal fertilizing
(no chemicals). No trees, shrubs, or vegetation are to be removed from
the parcels, except as approved by the developer to allow for a
dwelling/garage, private driveway, paths, and walkways. |
 | Driveways & Parking: Parking areas are to be situated on
the road-side and behind house, garage, dune ridge, or trees (to
maintain good lake-side views). Cars parked outside must be licensed
& maintained. Trailers, campers, recreational vehicles, motor homes,
etc. must be stored in garages. |
 | Pets/Animals: No more than two household pets. Pets are to
be leashed/controlled. No excessive barking. No farm animals. No vicious
dog breeds. |
 | Hunting/Firearms: No use of BB guns, firearms, air rifles,
pellet guns, paint guns, bows & arrows, sling shots, or any weapon
of any kind within the development. |
 | Recreational Vehicles: No Recreational Vehicles
(motorcycles, ATV’s, etc.) are to be used within the association. |
 | Walking Easement: There shall be a walking easement between
the two lakes where parcel owners can access both lakes. |
 | Granting of Easements: No other easements to the lakes,
road, or property shall be allowed to be granted by anyone other than
the Developer(s). |
 | Association Fees: Association Fees will be required
for road maintenance, snow plowing, liability insurance, weed control,
lake maintenance, etc. |
